Is there anybody can tell me when is a right time to sell store with 10 year lease +5 year option? How you can tell that your store has reached maximum profitability? Everything is new and the equipment we have 5-6 years is nothing.

I don't think I understand your question(s).
The decision to sell your business should be based on a business need. I don't think you (or anyone) can find the "right time to sell" based on a single, or any number, of valuation factors.
If you define your business need (goal) as to sell your business at any given time and for the highest price ... well, no one knows how high is up.
