I signed a confidentiality agreement with a broker to receive several coin laundry listings. Now, one of the coin laundry is no longer in contract with the broker and it is advertised on the local newspaper. If i purchase this business will I be violating the confidentiality agreement? even if it is no longer in contract with the broker? thanks.
It depends upon the wording of the contract that you have with the broker, but I'd be careful as the broker may claim that you waited for the broker agreement to expire before buying.
Why didn't this mat sell in the first place?

Sounds the same as the contracts that you sign with realtors to show you properties. After the contract is up, you can do what you want.
