CLA Membership

Hi, I am new here and will be closing on a laundromat in a few weeks. I have been reading alot of the posts(haven't got through all of them yet but will)
I was wondering if all of you are a member of the CLA? What are the advantages of being a member?

You should have become a member when you first started looking at the laundromat business. Membership can save you thousands, if not tens of thousands of dollars from the knowledge gained from the CLA.

Where did you get educated in the mat business? How have you determined the mat you are buying is a good deal? How did you settle on a price? Did you do your due diligence and determine what the mat is actually grossing through water usage or some other method?

Will you own the building or is it leased? Will you be able to get a 20 year lease?

Many questions need to be asked and answered.

I have been looking for a mat for about a year now. I work in the vending business and have alot of machines in the mats in the area. I talk to alot of owners. I never knew about CLA until about a month ago.
We are in the due deligence contract right now. The mat is leased and has 13 1/2 yrs left on it.. The price is about 3yrs net.
