We have an opportunity to purchase a building and land and want to use it to start a small coin laundry. The location is great and we think we can get it for a reasonable price. The one thing we think could be a drawback is that the building is on a crawl space, rather than a concrete slab. We know of coin laundries that have basements so we know they're not all on concrete slabs, but what sort of renovations are we looking at to make sure the floor doesn't give in under the weight of the machines?

Before you buy this building , check to see what kind of impact fees you may have. Water, sewer, electric. It can run as high as $2000 per washer in my area. This had kept me from relocating before. I would call an equipment suplier in the area, and meet with them and thier installer. You will need blue prints for the layout and mechanical (elect, gas, water. sewer, etc)anyway, most can get them made reasonable. They should be able to answer your floor question so you know what you can do.

I have just purchased a coin laundry and about 3/4 of it is over open basement and has been there for at least 12 years. assuming the foundation is in good shape you can install support collums for cheap money. if you get into 50lbs washers your going to need more. get an estimate from a distributor who installs, there not going to b.s. you if they have to back it up.
