Laundromat in New Orleans

I just returned from a trip to New Orleans, where I met with a business broker. The laundromat I wanted had just been sold; I was too late. According to the broker, there aren't any others for sale in New Orleans. I have been trying to move to New Orleans for 10 years. How could I meet owners and discuss buying their mats, if not through a business broker? Should I build one?

Is this just the wrong way to go about it?

Google -yellow pages-Business listings in the area you want to be near. Business category- Laundromats,. You will find all the listings in the yellow pages. Call the stores, find the owners and take a chat or go on a trip and visit all the laundries you get on the listing. Find the area that is nearest to the most low income families and rental housing, that will be the best area
