I am in the process of doing some due dilligence in purchasing my first Laundry. It is so small, I am not sure if it is worth it.
It has 21 Speed Queen Top Laoders, (3) 35 lb front loaders , and 10 dryers. It is approximately 1200 square feet. The owners gross $85K per year is asking $79k, can someone help me determine is investing small is a good start then grown to a larger location?
Thanks,

Today the "mega store" is the buzz. But also the bigger they are, the harder they fall. I have some mats in that SQ Ft range and they are fine. Depends on your market, but 85k gross is not a bad, depending on rent , and if it is mostly coin rev. The store sounds old, but updating can add a nice big boost in biz. You will have to work at it, the mats do not run themselves. If it is close to your home and you want some extra income it is not a bad way to learn the biz.
