I am looking at entering the business and am looking at my first coin laundromat tomorrow. How can I establish what this place is actually worth? Also, being a cash business, how valid are the current owner's books? I'm really excited about this opportunity!

If you are just getting into the mat business then I would highly suggest stepping back and then doing several months, if not a year or two, of research.
