Just wanted feed back as to why more owner operators are not willing to buy instead of leasing or renting <font color="green"> </font color> ?

When it comes to a mat the number one reason for success is location. The next 4 reasons are location, location, location, location. Therefore sometimes to get the best location to ensure success you must rent if the owner will not sell. This is why I do not own the property.

Renting a great location is usually better than owning an okay location.

There would be one more thing. If you also buy the location, the investment would be double or triple, it will pass more time before the invesment return. If you buy the location I belive it is better to rent it and get a full time job.

Renting has one advantage.... you don't have to worry about the physical building. The roof, the sidewalk, potholes in the parking lot (if you have a parking lot) are somebody else's headache. In my case, the rental agreement says my landlord is responsible for snow removal. I don't have to rush to the store in a snowfall and worry about getting the sidwalk shoveled.

On the other hand, I'd certainly make more money if I owned the building and if I were to open another store, I'd give serious thoughts about buying it... if I have enough capital to both buy the property and finance the construction and the machines.
