View Full Version : ? How to calc. revenue without WATER bills?

I am trying to complete my due dilligence on a laundry I have an offer on in Sacramento, CA. I have all the utility bills, except the shopping center the laundry is in has only ONE WATER meter for all tennants! I can't assume most of the usage is the laundry, because the shopping center also has two restaurants, a dry cleaners, 2 hair salons, and 10 other odd stores. Any suggestions on how to use the gas and electric bills to calc approx turns? Thanks in advance. /ubbthreads/images/graemlins/confused.gif

Your best bet is to sit an watch the traffic day until evening weekends, weekdays and nights, for several weeks. If you choose not to take this time to assess the business you may later wish you had.

If you buy the mat, how are you going to pay for the water you use? What do they assume the usuage to be? A meter for the mat alone may cost you several thousand dollars so be sure you add this to your mix as well.

Only one meter? I wish I could get my neighbors to pay part of my water and sewer.
My gas at 4 locations average 7.25%. Electricity averages 3.89%.
I'm sure your numbers will be slightly different.

How is it calculated now? It might work out that how it is being done now is in your best interest.
