my mat is in shopping center and lease expire next year( currently in option year), so I will need to get new lease next year from landlord.
Landlord looked at my credit score when I got this space, so I am wondering how about this time? Landlord will look at my credit score again and will decide Go or No Go based on credit score? or, as long as I have paid rent on time every month, then there will be no problem to get a new lease regardless of my credit score? thanks...

As a landlord he will look at a lot of things. Your credit may be one of them. He will also look at:
Can he get more rent
Does he have vacancies and needs to be nice to you
Are people coming along trying to get lease space
What are his long range plans
Does he think you can move for less to another space
Did you pay on time as you said
Does he think you are really busy and can raise your rent
How does your laundry affect his building
Plus another 50 things that cross his mind.......

The moving for less scenario is the curse of laundromats that rent.
That's why it's so important to get a long lease. Mats are not like "dry, movable" businesses such as a clothing store or an office space renter. Many commercial landlords know just how to play this game. They know they have you when you have built a successful business and you are up for renewal.
Some landlords, usually the bigger ones, just have a rent formula for all tenants that they update on a regular basis, so at least you are not alone in the squeezing of more dollars out of you.
Some landlords have no rhyme or reason for what they want to do to you, and some have an agenda.
I've always felt that if you run a clean shop, don't cause a lot of headaches for the landlord or the other tenants, and PAY THE RENT ON TIME, you will be looked at favorably when renewal time comes.
Remember, they are looking at ALL their tenants, not just you, and they will want to keep the good ones and get rid of the bad apples at renewal time.
