View Full Version : 10 YEAR LEASE?!

I am looking at buying a 1100 sq ft. store (2k month incl)and remodeling with new equipment.

27.5k for store
35k for plumbing, electrical, floors etc.
100k for all equipment

this is the catch the property mgmt will only do a 10 yr. lease with no options, what can i say or do to get more time?
help...please

10 years is pretty good where I am. The rent is really high and the space is very small. Maybe you should look at what this place makes and what the ROI will be.

Of course you want more options, 10 years is minimal, in terms of being able to sell the place in 5, 6 years. Chances are if the mat stays clean, well run and updated then in 10 years you would get another lease, though at whatever the market was at that time. You should try and figure what the area is doing and what the shopping center might be like in 10 years, if there might be any big changes.
