I am wondering how the landlords response if I request to reduce rent now.
Laundromat is a little different business than other business since moving all equipments one place to other place is not easy and require more money than others.
Everyone knows this. So landlord also knows it.

I am planning to write a letter to Mr.Landlord that I will maybe consider bankrupsy if you not lower rent. My lease left two years, so I hope Mr.Landlord will lower rent at least during this 2 years.

Some other business got rent reduction here and there, but very few from Mat.

Is it because as Landlord know the diffuculty of moving equipment, so they take advantage of this fact not to try to adjust rent?

Who knows, after I sent this letter, after two years, Landlord won't give me a new lease?

Risk taking?
Just stay carm?

You won't know if you don't take the lisk. But seriously...as a landlord of several small commercial business customers...it depends on what you have and what you offer. I like a reduction in rent request to come with years added to the lease, and at least some justification. There are way too many variables and too little info offered in your note to do much guiding here. And besides, some Landlords will cut their nose, ears, and literally pluck their eyes out to spite their face.

I asked mine back in May. He said he "would pray for me". I kid you not. Well evidently he doesn't have a very good relationship with the big guy because my rent is still the same. Go figure.

I followed the link at the bottom of your post and noticed the Cyber Wash logo. How do you like the system?? Would you recommend it? Any problems and/or joys you would like to share. My mat is 1/2 the size of yours but I am seriously considering going to a card system. My customers keep asking when we are going to add it.

I love ours! Cards are cheaper, system has a better and more computerised way of giving you turns per day etc.

If you have the money go for it!

I never owned a coin store so I can't compare. But I love the cards. Especially the database it creates. You can get a report on most anything you could think of. My only complaint about the cards is that I am not allowed to order directly from ESD and have to go through a distributor. My set up accepts both the Cyberwash magstrip cards and the ESD smart cards. I don't use the smart cards as they are a bit pricey but I have a couple hundred on hand. The nice thing about the smart cards, is you can operate your mat with them if by chance your computer goes down. If you're only on the magstrip card and the computers go down, none of your customers magstrip cards will work in the machines. So we keep 10 smart cards loaded up with money just for that reason. If by chance your computers die (and they will) you can just have your customers load up their machines and pay the attendant cash to start the machines with a smart card.
