Dear Forum,
How much is a good price to pay for a laundromat? If the gross monthly income is $8500 and the monthly net income is $4000 and the condition is good with 6 year old machines?

A good price is the amount paid of the business you have assessed as potentially worth while. You have to provide more info for such a broad question. You can search the posts on coinwash.com and research the ways to analyze the profitabilty of a mat

what is it worth to you?
Things to consider.. the likleyhood of the continued cash flow, ie, no new stores, lack or rental spaces for a new store, impact fees, etc. If you can determine how strong the cash flow is, and how long it may last, then you can guess a price for it. In this biz, 3-5 x cash flow is a general number, real estate not included.
