Does anyone know if there is a directory of laundry mats. Talking with a distributor who said “there are many laundry mats not in the yellow pages”.

No accurate directory that I am aware of. Why do you care? If you are considering an area, you need to drive around as part of your DD anyhow.
Like azkid says, driving, or even walking the streets is one of the best ways to get to know the area you're interested in. Besides locating unlisted laundromats, you'll get a feel for your potential customer base.
Having said that, the best list we came up with was when we went to the city planning and permit department. They were able to give us a list of all laundry-related business licenses issued in the city. We still had to sort though the list to determine which were laundromats, commercial laundries, dry cleaners, etc., but we did locate every single laundromat.
A side bonus to that visit was that we were able to determine that no one else was actively in the process of building a new mat, either. /ubbthreads/images/graemlins/wink.gif
