Very well said. Although buying the building can potentially save me some money, if the value of the building is expected to go down along with all nearby buildings in the near future, then I should stay away from investing such property. Instead, I should negotiate further for a better lease.

JH: Or negotiate further for a better deal on the property. The property / business decisions are separate issues. I still would not buy a small business without buying the building, simply a business philosophy that leaves my investments more flexible. Clearly, this leaves me out out of the area's where the property values and resulting costs are nowhere near in comparison's to rental considerations. I don't even look in those area's for my investments. Les
