Considering purchasing a laundromat in Manhattan

Hi Folks,

I'm a newbie here, interested in possibly purchasing a mat somewhere in Manhattan. And while I'm researching and reading the old posts on this forum as quickly as possible, I'd thought I'd reach out and ask about the pros and cons of buying a mat in NYC. I read a few things about the city being overbuilt and new mega-mats being built. Any other things I should be thinking about? Should I avoid buying in the city like the plague? Any thoughts are much appreciated!
