I'll second the suggestion to call Western State Design. They're one of the larger distributors in the area, and I know Brian well. These guys will get you going with good, sensible recommendations.
That said, look at this another way... you hate to be just a talker and not take action after putting in an amount of DD. What if I were to offer you a job... to get the job, you have to pay me $50K up front, then answer the phones that ring 24/7, manage a small staff, deal with irate customers and fix mechanical things as soon as they break down. You get to market and promote against 100 other similar businesses (some might even be right next door!) and accept all liability for everything that goes on at the property.
When most folks are looking for a job, the first question they ask is what's the pay? The national average for wage or salary earners in the US is just over $40K... now, are you willing to take on this $22K per year job knowing that it will cost you your savings up front and might not give you any return for at least 2 or 3 years... and then what happens if you lose 3 big machines in that third year? There goes your salary back in for new equipment....
The whole situation just seems high risk low reward to me.
