Do you have your water tank cleaned
I was told it should be done every 5 years. Anyone have any experience with this?

Re: Do you have your water tank cleaned
sudz,
Who told you that? Some water tank cleaning guru?
If you want, you can open the valve at the bottom of the tank and flush the sediment out for a couple of minutes but I haven't touched my tank in 15 years and I figure if it ain't broke why fix it.

Re: Do you have your water tank cleaned
I use the hose bib on my hot water tank as the hot water for the mop bucket. This way nothing can settle at the bottom.
Having a hot water tank with a built in heater you should clean out the tank every couple of years since the buildup will greatly reduce the heaters efficiency.
A tank with a separate heater doesn't need cleaned as often since the buildup in the tank will not effect the efficiency as much.

I was told that if you clean the tank every 5 years it would last a lifetime. The company told me it's prevenative maintenance and should be done.

Re: Do you have your water tank cleaned
sudz,
If you're referring to a tank type water heater, that's one thing but if you're talking about a hot water storage tank (without a heating element) that's another thing.
Storage tanks are generally glass lined and require no flushing. In my experience, when a glass lined tank is 20+ years old, it may develop leaks but those leakes tend to be in the upper half of the tank or in fittings. I don't see where flushing or cleaning a water storage tank would prolong its service life.

I have 2 boilers on the roof and a storage tank in the store. The company told me that the tank should be relined every 5 years. They said if you do that you will not get leaks.

Re: Do you have your water tank cleaned
sudz,
Now you're saying the tank should be RELINED every 5 years? Or do you mean CLEANED? I don't know how you would RELINE your tank and I don't see any reason to CLEAN your tank. Unless you have some unusual style of tank, just maintain your 2 boilers and the tank will be fine.

Do the boilers need any special maintenance? I have 2 Laars Teledyne boilers. They are rated at 329,000 BTU each.

Re: Do you have your water tank cleaned
sudz,
Follow the recommendations in the owner's manual that came with the boilers. If you don't have an owner's manual, call the factory and ask them to send you one. Be sure to have the model number available when you call.
